JOB DESCRIPTION
Tricera Capital is seeking a Director of Property Management to oversee the day-to-day management and maintenance of Tricera’s portfolio. The primary responsibility will be to manage service requests and ensure that properties are maintained in good condition. The applicant will enjoy complete access to the firm’s principals and will be included in all team planning and investment meetings. The ideal applicant should be comfortable working in an entrepreneurial environment, able to multi-task effectively, and possess strong communication skills. The candidate will be working with a team but will also be expected to demonstrate resourcefulness and work independently at times.
Requirements:
- 5+ yrs. of relevant work experience
- General understanding of building mechanics and systems including HVAC, electrical, plumbing, and roofing
- Working knowledge of Microsoft Excel, including the ability to create, modify, and analyze basic spreadsheets
- Familiarity with commercial real estate leases and service contracts
- Excellent communication skills, both verbal and written
- Ability to efficiently manage time, organize information, prioritize tasks, and handle a heavy workload
- Excellent attention to detail and high standard for accuracy
- Demonstrate a willingness to contribute to the organization’s goals and growth
Responsibilities:
- Act as the point of contact for tenant maintenance requests, which includes documenting interactions and scheduling necessary building repairs
- Manage vendors and contractors
- Facilitate license updates and code violation corrections
- Conduct tenant walkthroughs prior to move-ins/outs, and approve security deposit releases
- Support Asset Managers in forecasting Operating Expenses and Future Capital Expenditures
- Assist with post-acquisition transition, including transferring utility accounts / service contracts and introducing tenants to new operating procedures
- Assist with due diligence responsibilities on new acquisitions, including inspecting properties for potential Capital Expenditures, abstracting service contracts, coordinating and reviewing third party reports, etc.
- Travel to assets as needed, including 1-2 days per week, frequently to the West Coast of Florida (Tampa/St. Petersburg)
