JOB SUMMARY
Responsible for supporting an investment sales team by preparing underwriting templates/financial analysis, creating offering memorandums, proposals, broker opinions of value and helping manage the due diligence process. Knowledgeable on fundamental concepts, practices and procedures associated with commercial real estate finance specific to office, industrial & retail properties, including commercial appraising, market analysis, and investment analysis.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Performs underwriting duties such as lease abstracts, building financial models through ARGUS, and extracting market data to help support leasing and operating expense assumptions. Builds offering memorandums to be delivered to commercial investors in conjunction with marketing campaigns. Serves as liaison with clients by assisting with delivery of due diligence materials and market research. Develops relationships with CBRE's debt and structured finance, leasing, valuation, research, and property management teams. Manages transaction pipeline through proprietary database.
Gathers data on local, regional, and national commercial real estate markets by researching a variety of sources including, but not limited to industry, regulatory and economic information, financial periodicals and newspapers, mortgage and lease documents, demographic data, property information and company records.
Organizes, evaluates, interprets and summarizes data for reports. Prepares a variety of analyses, statements and reports for management review; arranges for preparation of graphics or illustrations to include with research findings.

EDUCATION and EXPERIENCE
Bachelor's degree (BA/BS) from a four-year college or university in a business related field. Some prior related work experience preferred but not required.
COMMUNICATION SKILLS
Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information. Must have strong writing skills to assist in preparing client communications and offering memorandum narratives.
FINANCIAL KNOWLEDGE
Requires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions. Must be able to thoroughly abstract commercial leases and interpret/consolidate operating statements to build pro forma cash flow models.
REASONING ABILITY
Ability to understand and carry out general instructions in standard situations. Ability to solve problems in standard situations. Requires intermediate analytical and quantitative skills.
OTHER SKILLS and/or ABILITIES
Working knowledge of Microsoft Suite products including: Word, PowerPoint, Excel, etc. Experience building ARGUS Enterprise models necessary. InDesign Experience preferred but not required for creation of offering memorandums and proposals.
SCOPE OF RESPONSIBILITY
Decisions made with general understanding of procedures and company policies to achieve set results and deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.

The minimum salary for the Financial Analyst position is $60,000 annually and the maximum salary for the Financial Analyst position is $70,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience.
