JOB DESCRIPTION
This position reports directly to the Senior Vice President and Chief Investment Officer and is responsible for managing, tracking and coordinating the Company s flow of transactions, including property acquisitions, dispositions and financings. This position will work closely with the Investments team to ensure transactions proceed in a timely and orderly fashion from origination to closing, and to assist in transitioning any acquired property to the Asset Management team. This position requires a self-motivated, highly organized professional who takes initiative, is able to manage complex legal and business projects, and can effectively multi-task and is comfortable in a fast-paced corporate environment
RESPONSIBILTIES AND DUTIES
Due Diligence and Transaction Documents:
- Organize and manage Acquisition property and diligence files
- Coordinate engagement of third-party service providers
- Review and prepare summaries of third-party reports (e.g., Environmental Reports, Zoning Reports, Property Condition Surveys, Geotechnical Reports, Appraisals, etc.)
- Review PSA for material terms and transactional information
- Review leases for landlord obligations and prepare lease abstracts
- Assist with preparation of initial document drafts:
- Purchase and lease documents
- Other acquisition documents including development documents
- Document exhibits
- Document amendments and easements, etc.
- Closing documents
Title and Survey:
- Coordinate with outside counsel to order/obtain title insurance commitments
- Coordinate review and mark-up of title commitments and proformas
- Review comments to title exception documents
- Coordinate title objections and resolutions of same with attorneys and title company
- Coordinate and negotiate endorsements
- Coordinate survey review and corrections
Closing Tasks:
- Preliminarily draft and/or review closing documents, including supplemental escrow instructions, settlement statements, deeds, affidavits, etc.
- Assemble closing documents for internal execution
- Coordinate with title company and outside counsel
Post-Closing Tasks:
- Review files and coordinate entry of property-related information
- Prepare closing letter to insurance broker and welcome letter to tenant
- Complete other post-closing tasks as needed
- Organize and close the file
- Coordinate preparation of the file and coordinate quality control of documents
- Work with acquisition team as necessary on post-close follow up
QUALIFICATIONS
Education: Bachelor s degree (B.S. or B.A.)
Experience: Minimum 5 years experience in a real estate transactional setting; training or experience as attorney, paralegal or with a title company would be a plus.
Other Qualifications and Responsibilities:
- Proficiency in Microsoft Office suite (Outlook, Word, Excel, PowerPoint, Teams)
- Ability to communicate effectively verbally and in writing
- Ability to work in a fast-paced environment and meet deadlines
- Highly energetic and a self-starter, able to multi-task, as well as being detail-oriented
