A DAY IN THE LIFE OF A CONTROLLER

As a controller, you are responsible for maintaining, and improving, a comprehensive set of internal controls designed to mitigate risk and enhance the accuracy of the company's reported financial results. You are the direct supervisor of the accounting team and are responsible for hiring for your team when a position is vacant. You are also responsible for the managing and career development of your current team. You will ensure accounting and operations are working effectively together to proactively highlight trends and implement corrective action. You are responsible for the monthly, quarterly, and year-end processes including detailed analysis and reconciliation of all general ledger accounts and accurate and timely reporting to management. You will lead and coordinate the preparation and analyses of budget and financial forecasts and report variances including monthly cash flow projections. You will ensure accounting rules and best practices are understood, implemented, and followed.

You will have oversight of investments, investors, management fees and distributions, and payroll production. You will also have oversight of cash management, assisting with bank setup, wire transfers, and being the key contact for the banking relationships. You will review and ensure quality control over financial transactions, assisting in the acquisition and sale closing process, and assisting with financial forecasts and projections. A few additional responsibilities include assistance with balance sheet reconciliations and upkeep, aiding the company tax accountants and CPAs, and ensuring timely tax filings and distributions of K1s to over 100 investors. You will produce all periodic employee bonus calculations and quarterly investor distributions. You will have complete accounts Payable (AP) approval oversight and management and revenue recognition.

 

QUALIFICATIONS FOR A CONTROLLER

The Controller is a leadership role, which requires a bigger-picture-view of the company. You will need to help plan and implement strategies that will allow the company to achieve yearly performance goals while operating efficiently. To do this, the Controller should have a thorough understanding of the following:

  • 10+ years multifamily accounting experience
  • Experience running a departments with over 3,000 apartment homes of $50M in revenue
  • Experience managing a team of accountants
  • CPA Certified and possess a high degree of personal and professional organizational skills
  • High level of familiarity of day-to-day apartment property management and real estate investments
  • Understanding of the capital raising process and administration of investors
  • Effective communicator
  • Can work independently and demonstrate problem-solving abilities
  • Strong computer skills including Excel and Realpage's Onesite (Accounting and Leasing & Rents)
  • Be able to delegate as required and effectively train and manage other team members effective

WORK SCHEDULE FOR A CONTROLLER

This position works a typical schedule of 40 hours Monday through Friday. We have a hybrid work schedule for this position that allows for two days per week work-from-home if business allows.
