Job Summary: 
Under the direction of the Chief Financial Officer or their designee, the Real Estate Analyst is instrumental in the execution of Koniag’s overall commercial real estate investment strategy. This position works closely with the CFO, other members of the Corporate Development Team, and outside professionals to analyze market and economic trends, maintain a robust pipeline of investment opportunities, perform detailed analysis on opportunities to provide well-developed investment recommendations to the CFO, and monitor financial performance of chosen investments.
 
Essential Functions include but are not limited to:  (Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions of this position.)
  • Work with CFO and other members of the Corporate Development Team on execution of Koniag’s real estate investment strategy and capital deployment plan
  • Build pipeline of real estate investment opportunities with both direct and fund investments
  • Gather and evaluate economic and market data related to potential real estate investment opportunities
  • Perform complex financial analyses on potential investments, including Argus or similar valuation model experience and Excel-based underwriting pro-formas, cash flow projections and sensitivity analyses
  • Assist with review of investment documents to validate return assumptions
  • Perform detailed investment performance analysis including, but not limited to, review of financial statements, rent rolls, current and future cash flow and forecasting of cash flows through Argus for applicable investments
  • Recommend real estate investments that fit within Koniag’s real estate investment strategy
  • Assist with preparation of presentations of investment opportunities to Koniag’s Executive Leadership and Board Finance & Investment Committee
  • Preparation of Koniag’s Real Estate Sector Annual Operating Plan and Quarterly Forecasts
  • Oversee compliance of POA’s of development projects
  • All other duties as assigned
Knowledge, Skills & Ability:
  • Highly skilled in modeling investments in Excel; Argus or similar valuation model experience is a plus 
  • Knowledge of DCF, NPV and cash flow models
  • Experience in research, market analysis, or related role in Commercial Real Estate
  • Strong financial and analytical ability with solid organizational skills and ability to multi-task
  • Ability to understand pertinent provisions of investment legal documents that impact return performance
  • Advanced verbal and written communication skills
  • Ability to work independently and as part of a team
  • Proactive thinking with detail-oriented and creative problem-solving approach
 
Qualifications
  • Undergraduate Degree in Real Estate, Finance, Accounting, Economics, or related field preferred
  • A minimum of two (2) years of experience in real estate, capital market, or corporate finance
  • Ability to pass a background check
 
Office Location and Travel:
  • This position is eligible for telework.  Occasional travel to other local and out of state business sites, conferences and meetings will be required.
 
Working Environment & Conditions
This position is primarily indoors, consistent with a standard office position and has a noise level of mostly low to moderate. The incumbent is required to stand; walk; sit; use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms; talk and hear.  The workload may require the incumbent to sit for extended periods of time.  The incumbent must occasionally lift and/or move up to 25 lbs. Specific vision abilities required by the job include close vision, distance vision, color vision, depth perception, and the ability to adjust focus.
