POSITION SUMMARY:
McWhinney is seeking a Sr Director of Acquisitions responsible for identifying Multifamily, Built to Rent and other residential development sites in designated markets. This role includes assisting in market analysis/selection, underwriting each investment, finding development land sites, sourcing asset acquisition opportunities, sourcing JV development opportunities, preparing investment committee materials and relationship-building. The Sr Director of Acquisitions will work with the Housing Development Team to establish the company’s short-term and long-term investment strategies aimed at expanding the company’s pipeline.

Key Responsibilities:
- Originate, underwrite, negotiate and close Multifamily, Build-to-Rent and other developments and acquisitions in Colorado, Texas and/or Utah.
- Source and identify land sales both brokered and off market.
- Source and identify new joint venture partners and create relationships that will provide a consistent pipeline of suitable investment opportunities.
- Prepare detailed investment memos to Investment Committee that include robust analysis of opportunity and market.
- Point person on land sale, JV partnership and investment structure negotiations.
- Work with legal, internal and external, to negotiate purchase agreements, partnership agreements and related legal documentation.
- Alongside the development managers and asset managers, coordinate the underwriting and due diligence of each transaction including financial modeling; market surveys; broker interviews; interacting with property management personnel, tenants, and local government officials; and ordering, coordinating, and analyzing with development managers any necessary third-party reports.
- Provide company management with information regarding current market conditions, including supply, demand and competitor activity.
- Provide regular and consistent reporting on acquisitions activity and market fundamentals to Ownership, Investment Committee, Board of Advisors and EVP of Housing.
- Prepare and communicate detailed analyses describing the key attributes of growth opportunities and target acquisitions
- Work collaboratively with finance and business unit leaders to prepare and analyze financial models for potential acquisitions and growth opportunities through direct and indirect supervision of teams
- Prepare and maintain activity tracking systems and prepare periodic status reports for executive leadership and the board of directors
- Play an active leadership role in the company and drive the corporate strategy while modeling our core values
Salary Range: $175,000 - $225,000 Annually, plus bonus

Qualifications
- BA or BS in Finance, Economics, Business or related field preferred;
- 8-10 years of experience in direct acquisitions, primarily in Multifamily properties;
- Detail-oriented with strong administrative and analytical skills
- Self-starter, comfortable working alone or with a team within a flexible workflow
- Demonstrate excellent verbal and written presentation abilities to communicate complex strategic topics
- Willing to travel up to 50% of time
