Job Overview:
Works collaboratively with the real estate team while participating in the full real estate ownership cycle, including the purchase of land, property development, value-add ownership of stabilized assets, and the disposition of properties in the portfolio. Performs sophisticated Excel financial modeling and possesses a strong understanding of financial and real estate concepts. Manages and prioritizes multiple tasks and deadlines. Produces top quality presentation materials using Word, Excel, and PowerPoint. Creates and track budgets, abstract leases and loan documents, reviews joint venture agreements, models complex cash flow projections and distribution waterfalls, and writes investment analysis and recommendation memos. Works flexible hours as needed to meet project deadlines and travels no more than 20% of the time to execute job responsibilities including remote work on Fridays.

Responsibilities and Duties:
- Assists in underwriting new investment opportunities with a primary focus on multifamily, industrial, and self-storage assets and other asset types as needed – office, retail, and land development.
- Builds, maintains, and audits valuation models (primarily in Excel).
- Models property and partnership level returns.
- Drafts investment committee memos and PowerPoint presentations.
- Maintains acquisitions pipeline database.
- Conducts market research and creates lease comparable tables and maps.
- Produces marketing materials and presentations to prospective investors and lenders.
- Organizes and participates in due diligence efforts for transactions that are under agreement.
- Supports budgeting and business planning functions.
- Participates in monthly review of construction draw, contingency management, and operating reports for portfolio properties.
- Conducts market analysis to document and track economic conditions for current and target markets.
- Monitors performance relative to budgeting, underwriting, and historical performance.
- Maintains due diligence and deal files.
- Assists with closing activities and special projects as assigned.
Specific Skills:
- Excellent written and verbal communication skills.
- Expert level in Excel modeling and financial analysis.
- Proficiency in Microsoft Office, especially Word, Excel, and PowerPoint.
- Proven ability to produce top quality presentation materials.
- Ability to multi-task, self-direct, and prioritize.
- Strictly attentive to details and accuracy.
- Strong work ethic and drive commensurate with in-place high-caliber team.
- Strong understanding of key metrics such as DCF, IRR, NPV, NOI, cap rates, etc.
Minimum Education: Bachelor’s degree in finance, accounting, business administration, or real estate is required, MBA is preferred
Minimum Experience: 3 years of related experience in real estate or finance
Certifications & Licenses: CPA and/or CFA is preferred
Supervisory/Management Responsibilities: N/A
Physical Requirements: Possess close visual acuity and visual acuity to operate a motor vehicle. Sedentary work with the ability to frequently talk, hear, finger, grasp, reach, stand, walk, and repetitive motion and occasionally climb, stoop, crawl, push, and grasp.
Working Environment: On-site; office setting without being substantially exposed to adverse environmental conditions.
Job Type: Full-time
Shift Schedule: Day-time; with the choice of office or remote Fridays
Pay: $80,000 - $100,000 plus bonus
