General Responsibilities: The Property Manager is responsible for management of the day-to-day operations of assigned properties through a thorough understanding of the goals and objectives of each assigned property and implementation of the associated management strategies. The Property Manager will develop and maintain an in-depth working knowledge of the property, including all maintenance and repair, tenant relations, and financial aspects.  In addition, the Property Manager will mentor an Assistant Property Manager and monitor the required functions and specific duties of that role.  The Property Manager will also participate in leasing with guidance and support of the Senior Vice President of Leasing.

 

Specific Duties:

  • Generate tenant satisfaction by providing excellent service.
  • Manage and mentor an Assistant Property Manager solely dedicated to the assigned portfolio.
  • Responsible for all lease administration duties with the assistance of an Assistant Property Manager.
  • Participate in the management of proper Procedures and Protocols for the department.
  • Review and approve property invoices, direct bill-backs to tenants, CAM and CAM audits, security reports, and other property reports that may be required.
  • Respond to tenant requests, resolve tenant relations issues to ensure satisfaction of tenant and protection of landlord interests.
  • Field and direct after-hours calls from vendors or tenants with company provided cell phone.
  • Monitor collections and coordinate default proceedings, report on delinquent accounts, manage notice processes, and monitor account receivable.
  • Ensure compliance with Property Management policies and procedures, codes, regulations, and governmental agency directives.
  • Conduct regular building inspections to assess repair and maintenance requirements and identify risk hazards.
  • Coordinate and direct repair and maintenance activities of building components and systems under management.
  • Develop operating and capital budgets, report, and track variances.
  • Bid, negotiate, and manage vendor contracts to achieve high standards of performance at competitive pricing.
  • Coordinate and oversee certain capital improvement and tenant improvement construction work to ensure timely and accurate completion of all construction work at property.
  • Participate in leasing with the guidance of the Senior Vice President of Leasing, including new and renewing tenants.
  • Provide and foster positive relationships with tenants, external clients, and internal clients.
  • Portfolio will consist of a mix of properties on and in proximity to an existing airport, some duties will support the airport facility under supervision of the Executive Vice President / COO
  • Other duties as may be assigned.

 

Work Environment: This job operates in a professional office environment on-site at the business park. This role routinely uses standard office equipment such as computers, phones, photocopiers, and filing cabinets. Regularly required to travel outside between properties in varying weather conditions.

Skill Advantages:

  • College Degree preferred
  • 5+ years’ experience in commercial real estate with growing responsibility
  • Possess California Real Estate license
  • Strong knowledge of finance and building operations
  • Knowledge of commercial buildings and building systems
  • Working knowledge of MRI Core and Workspeed, Microsoft Office, and Laserfiche
  • RPA, CPM, or CSM designation

 

Physical Requirements:

  • Prolonged periods of sitting/standing at a desk and working on a computer.
  • Must be able to lift up to 15 pounds at times.
  • Must be able to attend local vendor or sponsorship events outside of the office.
  • Must be able to be out of the office and participate in onsite tenant building walk-throughs.

Job Type: Full-time
Status: Exempt Employee
Pay: $80,000-$140,000, depending on experience.  
Schedule: 8-hour shift Monday-Friday with hybrid schedule available (per company policy), minimal local travel required.
