Position Overview:

The Director of Acquisitions for Industrial Real Estate is a key leadership role based in New Jersey, reporting directly to the firm's founding principals. The position involves leading the firm's industrial real estate investment strategy in select national markets, focusing on sourcing, underwriting, negotiating PSA and JV agreements, conducting due diligence and closing.


Key Responsibilities:

  • Sourcing Industrial Opportunities in Select Markets: Identify and source marketed and off-market industrial real estate opportunities, leveraging industry networks and market knowledge.
  • Underwriting and Due Diligence: Conduct comprehensive underwriting for prospective investments, including financial, market, physical, and legal considerations. Evaluate properties for strategic fit and value-add potential.
  • Investment Analysis and Reporting: Prepare and present detailed investment memorandums and analyses to the Investment Committee using financial tools such as Argus and Excel.
  • Strategic Planning and Team Leadership: Participate in strategic planning and lead the execution of acquisition activities. Mentor and manage the acquisitions team, leading regular acquisitions meetings and implementing best-in-class processes and procedures to maximize efficiency.
  • Relationship Building and Networking: Forge and maintain relationships with industry stakeholders in target markets to enhance deal flow and identify investment opportunities.
  • Capitalization:  Work with the firm’s principals to present opportunities to existing and new institutional capital partners and lenders on new opportunities.

Required Skills and Qualifications:

  • Bachelor’s degree in finance, real estate, or a related field.
  • Relevant experience, specifically in industrial real estate acquisitions, demonstrating a proven track record in this area.
  • Strong communication, interpersonal, and negotiation skills.
  • Exceptional detail orientation with the ability to organize and prioritize tasks effectively.
  • Demonstrate problem-solving skills, independent judgment, and initiative.
  • Proficiency in financial analysis and modeling; experience with Argus and Excel preferred.
  • Discretion and commitment to maintaining confidentiality.
  • Willingness to travel to select domestic markets as necessary.
