Job Description
- Identify development sites for retail and self-storage working directly with sellers and brokers
- Conduct preliminary feasibility studies and project underwriting
- Create and maintain investor memos and investor reporting during all phases of the project
- Prepare detailed project proformas and models for the project including complex investment waterfalls
- Create acquisition strategy document for principal’s review and input
- Create and maintain project budgets and schedules during all project phases
- Negotiate letters of intent and purchase agreements with sellers
- Coordinate and manage all due diligence activities and closing schedules
- Coordinate and manage architects and engineers to create project concepts and programming recommendations for management
- Manage architects and engineers through the design and construction document phases
- Work with city planners and legal counsel to manage the entitlement process including zoning applications, conditional use permits, public hearings and final approvals
- Manage architects, engineers and expediters through project permitting
- Create bid packages and conduct bid process to general contractors, level set bids and provide general contractor recommendations to management
- Manage the leasing team and negotiate all LOI’s and leases
- Build direct relationships with anchor and other key tenants
- Oversee the general contractor and manage the construction schedule
- Manage change orders and resolve construction related issues
- Maintain files and work product in company’s shared drive
- Track pipeline and all tasks in the company’s project management software
- Other ad hoc tasks at the direction of the firm’s Principal
- Minimum of 5–7 years of experience in real estate development (retail preferred).
- Bachelor’s degree required; Master’s in Real Estate, Business, or related field preferred.
- Strong knowledge of entitlement, permitting, design, and construction processes.
- Proven track record of managing multiple projects from site selection through construction.
- Advanced financial modeling and underwriting skills, including complex waterfalls.
- Excellent negotiation, communication, and relationship management skills.
- Highly organized, detail-oriented, and capable of leading cross-functional teams.
- Entrepreneurial, self-motivated, and able to thrive in a fast-paced, project-driven environment.
- Flexibility to work extended hours and travel as required to meet deal and project deadlines.
