You are responsible for US tax compliance and quarterly REIT testing for all entities under the Mapletree US Management Portfolio. US tax compliance will include reviewing tax extensions/quarterly estimated tax calculation/tax returns, coordinating payments between finance and outside advisors, filling up ad-hoc tax forms such as form 8832 and responding to Federal and state tax notices. REIT testing includes completing REIT testing on time after each quarter-end and calculating/reviewing withholding tax for any REIT distribution and monitoring TRS (Taxable REIT subsidiary) activities. You will also communicate any REIT issues come up during the testing and resolve the issues with the team. You will also be responsible for providing information for country-by-country reporting and other BEPS-related requirements. In this role, you will have an opportunity to learn about acquisition projects, tax opinions related to tax planning, REIT due diligence and tax structuring and restructuring.
You should possess a degree in Accounting or Tax with 5-7 years of relevant tax experience. To succeed in this role, you should be well versed in Accounting, US Tax and Tax research skills (CCH, Checkpoint, LexisNexis). Prior experience within a Real Estate Tax background, specifically working with REITs, would be advantageous. You should have strong communication skills and be able to work in a fast-paced environment. Candidates with Certified Public Accountant qualifications, MS in Taxation, JD/Tax LLM or “Big 4” accounting firm experience will have an added advantage.
