In connection with the continued growth, well established NYC based real estate firm with extensive record of success has an immediate need for a Property Manager.
Responsibilities will include:
- Develop and maintain positive tenant relations
- Proactively manage the properties to ensure safety and high tenant retention
- Develop detailed annual budgets
- Manage all controllable expenses within budget without compromising the assets’ integrity
- Create, implement and maintain long range (5 year) capital improvement plans
- Determine job specification and competitively bid all large maintenance projects and service agreements
- Oversee all repair and capital improvement projects
- Supervise vendor services and contract work
- Inspect all properties on a regular basis to assess property condition, compliance and overall administration
- Manage AR and collections via phone contact and in person meetings, and report status on a weekly basis.
- Investigate and resolve complaints
- Understand and comply with all NYC DOB applicable laws and codes; proactively ensure buildings remain unencumbered of violations.
- Handle emergency situations
- Work with the Director of Construction to expedite the completion of Landlord’s Work and delivery of spaces to tenants
Desired Skills and Expertise:
The ideal candidate will have the following background:
- A demonstrated ability to supervise staff and make necessary management decisions on a timely basis
- Thorough understanding of building systems
- Construction knowledge is a must
- Demonstrated experience budgeting, monitoring expenses, processing accounts payable, and managing accounts receivables
- Experience with multi-family real estate
- Superb organizational skills
- Demonstrated ability to identify problems, collect data, establish facts, draw valid conclusions, and initiate appropriate course of action
- Ability to function and successfully multi-task in a fast-paced environment
- Flexible work hours
- Ability to thrive in a team-oriented, entrepreneurial environment
- Must have excellent oral and written communication skills
- Bachelor’s Degree preferred
- Experience with Yardi and MS Office a plus
