Construction Project Manager

We are a San Francisco based real estate development firm and registered private equity investment fund seeking a full-time real estate construction project manager. We are looking for someone who is self-sufficient, a great multi-tasker, hardworking, and ambitious. We are a small but mighty company. We rehab single-family homes, build multi-unit residential buildings, and occasionally build mixed-use buildings in prime neighborhoods in San Francisco. All of our projects make it to top design magazines and break neighborhood records in sale price. We are the gold standard for home building and renovation. We have multiple projects in various stages of construction. The ideal candidate would have at least 5 years of previous experience in real estate development projects, particularly ground up projects. The project manager will manage ground up real estate development and rehabilitation projects and will be responsible for overall design, project planning, permitting, contract negotiation, value engineering, scheduling, coordinating with contractors and sub-contractors, quality control of contractors and subs, budgets, cost management, project accounting, construction quality management, from project inception through sale. A short list of tasks include: - Work with architects, engineers and designers on the design and permitting process - Plan project phases, needed consultants, and execution timeline - Value engineer the project in order to control cost and maximize returns - Negotiate contracts with G.C., subcontractors, consultants, and suppliers and maintain good relationships - Manage project schedule, budget and costs - Work with design teams, help them create goals and budgets - Monitor construction progress, construction quality and timeline - Collaborate with owners and back office team to manage periodic reporting - Quality control final product and manage final punch list - Ability to use construction management software and Microsoft office products Ideal Candidate: - At least five years of experience in real estate development/construction project management - College degree - Thrives in a start up environment - Likes juggling several projects and deadlines - Team player Compensation: Compensation commensurate with skills and experience.
