Description

Real Estate Development and Acquisitions Financial Analyst

EastBanc is a family owned real estate development company that pursues top quality assets and design driven development in Washington, DC’s urban core. The company is committed to acquiring and developing assets they wish to own forever and has deployed over $4B in capital over the past 35 years. EastBanc focuses on complex urban real estate transactions where they can create value by pairing cutting edge modern design and architecture with timeless European-style urban planning and sensibility.

EastBanc is interested in hiring a senior financial analyst who will work with the real estate acquisitions/finance, development, and asset management teams to provide data driven quantitative analysis to assist with executive decision making. A sample of initial job responsibilities include:

  • Evaluate and pursue new deals with the acquisitions/finance team:
    • Build financial models in excel and Argus to estimate future project costs and market rents to help create an acquisition strategy and to determine an asset’s value
    • Track existing market deals and fundamentals to stay informed of market developments in order to identify new opportunities and trends
    • Assist with the due diligence to close on new deals
    • Evaluate different financing structures for new and existing assets (debt and equity)
  • Track and optimize existing deals with the development team:
    • Maintain development financial models and budgets in excel
    • Perform scenario analysis to help inform development choices to maximize value
    • Assist with communications and reporting to financial partners (debt and equity)
  • Maintain and improve existing assets with the asset management and leasing team:
    • Review budgets of existing assets with the property management team
    • Evaluate proposed value add improvements of existing assets to determine the return on investment with the asset management team
    • Evaluate potential leases with the leasing team to determine their financial impact

EastBanc is looking for a candidate with two to five years of relevant work experience who has a desire to pursue a long term career in real estate and has strong quantitative analysis skills. Most of the initial work output will largely be done with excel models (and some in Argus) paired with short internal memos summarizing the analysis to help the various teams and executives make data driven decisions. Prior relevant work experience will help the candidate hit the ground running so that they can quickly expand their role and responsibilities.

The job provides a path to rapidly learn about the entire lifecycle of real estate (acquisition/finance, development, and asset management/leasing) and build a strong base of real estate knowledge to advance a career in the industry. EastBanc is strongly committed to developing and promoting internally. EastBanc has designed the financial analysis role as an internal incubator to produce future internal executive talent within the company. Over time as the candidate develops their knowledge base and skills, their responsibilities would increase from pure financial analysis that helps others make decisions, to making the decisions themselves with long term opportunities to advance into an executive role. Within the first year on the job we would like the candidate to start to take a more active decision-making role in acquisitions to pursue deals directly and to continue to grow in responsibility in the acquisitions department.
