Description
- The Senior Development Project Manager will be responsible for leading and managing every aspect of a project’s day to day development, design, planning, marketing, construction and legal activities. Senior Development Project Manager will oversee a 37-story, 80 residence, 165,000 GSF condo project designed by a Pritzker laureate. The Candidate will work closely with the firm founders in addition to other team members focused on finance and construction.
- The position is only suited for candidates with a depth of experience in managing both smaller and larger scale residential condominium development projects.
- As the firm is focused on architecturally distinct projects, it is important that the potential candidate has a significant interest in design as quality architecture and craftsmanship is at the heart of our projects and firm.
Responsibilities:
Project Management:
- Oversee coordination between architects, engineers, designers, and review of corresponding architectural plans and construction documents
- Oversee project meetings and preparation of project agendas, meeting minutes action items
- Manage construction draw & requisition process, development of monthly project budgets & reports and consultant cost tracking
- Negotiate and draft contract terms and scope with design consultants and contractors.
- Lead in reviewing construction plans, RFIs, submittals, change orders and invoices
- Create and execute on VE strategies.
- Spearhead all entitlement, permitting and approvals.
- Manage a project's marketing, PR, branding and sales campaign.
- Coordinate with condominium attorneys and consultants in preparation of and approval of offering plans
- Work with legal counsel in managing process to complete and amend offering plans as required
- Oversee property management firm in opening condominium projects and effectively beginning operations
- Visit construction sites on a regular basis as directed for specific oversight needs
- Promote safe working conditions
- Assure adherence to design intent, specifications and contract costs
- Report and/or record on-site observations
- Tracking and reporting project status to investors, lenders, and joint venture partners
Qualifications:
- Must be a process driven leader with proven track record of an effective problem solving approach
- 4-year degree from accredited institution, preferably in engineering, architecture or real estate, or industry experience relevant to the position
- Master’s degree in real estate development is a plus
- Minimum 5-10 years of relevant work experience in development
- Demonstrated ability to manage and prioritize multiple tasks, on multiple projects, without losing sight of immediate needs or long-term goals of the project.
- In depth understanding of the New York City entitlements, approvals and permitting processes of high-rise residential, commercial, or mixed-use projects
- Demonstrated understanding of budget and schedule creation and management
- Knowledge of applicable codes (building, energy, planning) preferred
- Knowledge of OSHA, NYC DOB and related safety requirements
- Prior experience in overseeing legal teams and third party consultants
- Experience in budgeting, financial analysis and portfolio review
- Strong sense of urgency and ability to meet deadlines is a must
- Effective oral and written communication skills
