Real Estate Asset Manager

Brookwood Financial Partners, LLC (“Brookwood”) currently has a position available for an experienced real estate Asset Manager who will be responsible for overseeing the management of a high-quality suburban office building portfolio in Greater Philadelphia and Allentown, PA.  The position, which will report to Brookwood’s Director of Asset Management at the firm’s Beverly, MA headquarters, will be based out of the Philadelphia area.

Position Responsibilities

The responsibilities of the Asset Manager will be to:

• Execute the business strategy for each asset in the portfolio with a focus on maximizing the total return;

• Provide operational guidance, financial oversight and consultation to property management and leasing agent personnel based upon the strategic plan with respect to each property;

• Recommend modifications to the long-term strategic plan of each property based upon any changes in operating cash flow, capital requirements or market conditions and assist in the positioning of assets for sale, and as needed, in the sales process;

   

• Assist in the preparation of annual operating and capital budgets and monitor property managers’ conformance with approved budgets;

• Review proposals from contractors for renovation and capital improvement projects and direct and monitor the performance of contractors to ensure compliance with project specifications;

• Perform regular inspections of the properties and help develop and implement programs to correct problems and enhance property operations and appearance;

• Directly manage and provide guidance to the property managers and staff at the various locations;

   

• Ensure compliance with applicable loan covenants; and

   

• Develop and distribute periodic asset management reports and analyses.

Qualifications

The position requires a bachelor’s degree and a minimum of five years of experience in commercial real estate asset management with an emphasis in suburban and CBD office properties.  A master’s degree in finance, business management or real estate is desired.  The candidate must have excellent analytical skills and an ability to communicate effectively, both orally and in writing, with management, tenants, third party agents and lenders. The candidate must have knowledge of Excel and Word, with knowledge of Argus and property management software being preferred.  The individual must have an ability to multi-task and work independently.
