Summary

 

Baron Property Group, LLC “BPG” is a well capitalized NYC based owner and developer of multifamily real estate.  The firm possesses a 15 year track record of acquisition and development of multifamily properties.

 

BPG has partnered with some of the top private equity firms in the country and has a portfolio of assets, both complete and in development, totaling over $1.7 billion.

 

The Associate will work directly with the President of the firm as well as the Head of Asset Management.  Responsibilities will include sourcing, evaluation, underwriting, structuring, capitalization, financing, closing, and asset management of complex real estate investments and development opportunities.

 

Essential Functions

 

Acquisitions:

- Sourcing and reviewing investment opportunities

- Preparing financial models in Excel to underwrite potential investment and development opportunities

- Developing and negotiating deal structures to mitigate risk

- Preparing diligence related to comps, asset classes, and various submarkets

- Market and site tours as part of underwriting and asset management process

- Presenting deal summaries to senior management

- Preparing and maintaining weekly pipeline materials

- Preparing presentation and marketing materials for discussions with potential investors

- Writing internal investment committee memos, and completing all related analysis and scenarios

- Cultivating and developing relationships with brokers, lenders, and attorneys to help close and asset manage transactions

 

Asset Management:

- Managing operations of assigned properties with direct and frequent communication with property managers, and senior management

- Reviewing monthly property management reports to identify and resolve financial and operational issues

- Overseeing lender and other asset compliance requirements, including interaction with lenders and partners

- Preparing various quarterly asset management reports and write-ups for management and investors

- Performing cash flow and financial modeling, including determination of property net cash flow, property valuations, hold/sell analyses, investor IRR, and partner cash distributions and promotes

- Supporting the due diligence process for acquisitions, dispositions, asset capitalization and debt financing transactions

 

Qualifications

 

  • At least 5 years of experience in a real estate finance and or investment type role.  Will also consider experience in investment sales, and commercial mortgage/financing
  • Must have a high level of proficiency with financial modeling and real estate valuation
  • Proficient in Microsoft Office (Word, Excel, and PowerPoint)
  • A positive attitude and strong work ethic
  • Ability to work both independently and as part of a team

  • Extremely detail-oriented and resourceful
  • Exceptional organizational skills and ability to multi-task
  • Proven ability to manage multiple projects and work well under time /other constraints
