Job Description

Catalyst Investment Partners ( Catalyst ) is looking to add a Vice President of Investments in its New York office. Catalyst is a newly formed real estate investment company focused on acquiring industrial outdoor storage properties across the East Coast of the United States. Catalyst is currently investing out of an approximately $50 million private equity fund exclusively pursuing industrial outdoor storage properties. The Vice President will be the first senior hire on a quickly growing team.

 

The Vice President will be involved in managing every component of the investment process at Catalyst, including, but not limited to investment sourcing, underwriting, market research, asset management, coordination of diligence, term sheet drafting and negotiations, closings, and investor meetings and correspondence. The Vice President will work in a high-energy, rapid-pace environment with tremendous responsibility, independence, and growth potential.

 

Primary Responsibilities

  • The Vice President will manage a team through all aspects of the investments process.
  • Travel to new and existing markets to build broker relationships, source new investment opportunities and conduct market research.
  • Lead an Associate in financial modeling/underwriting of new investment opportunities using Excel-based underwriting models, including complex cash flow, budget, IRR and fund/partnership waterfall modeling.
  • Oversee the due diligence and closing process for new transactions, including physical, financial, legal and operational diligence.
  • Lead term sheet and legal document negotiations with sellers, lenders and joint venture partners.
  • Oversee leasing, asset management, capital projects and fund-level management.
  • Assist in all facets of a newly formed, quickly growing real estate startup.

 

Qualifications

  • 5-7 years of relevant real estate investment experience, leading an acquisitions team with an emphasis on industrial properties.
  • Deep understanding and experience investing in real estate.
  • Strong quantitative, financial analysis and modeling skills using Excel are required.
  • Exceptional organization, time management and prioritization are necessary to succeed in a fast-paced environment where the Vice President will be required to manage other team members and multiple projects with significant responsibilities and competing priorities.
  • Excellent communication and interpersonal skills at all levels.
    • Must be able to work well in groups but also take ownership of tasks.
    • A demonstrated ability to interact with external partners, brokers and investors.
    • Naturally adaptive to different audiences.
    • Diplomatically assertive.
  • Attention to detail as well as a strong desire to grow and succeed is critical.
  • Excellent written and verbal communication skills.
  • Strong sense of integrity and ethics. Values entrepreneurialism. Demonstrates strong intellectual curiosity; always seeking new approaches and challenging the organization to new levels of success.
  • Bachelor s degree (B.A. or B.S.) in Finance, Economics, Real Estate, or related field from a four-year college or university.
  • Eligible to work in the U.S. with no restrictions.
