Position Summary

Aulder Capital is seeking an Analyst to join its NYC-based acquisition and underwriting team. The Analyst will report directly to the Head of Acquisitions and will have significant exposure to Senior Management. The position will be involved with all aspects of real estate investing from initial deal sourcing, underwriting and due diligence to closing, asset management and operations. This position will require some amount travel, but only in accordance with state and federal guidelines.

 

Tasks / Responsibilities

 

  • Underwrite prospective multi-family and commercial investments with various business plans (core plus, value-add, development, etc.) and across the capital stack (equity, preferred equity, mezzanine, stretch senior, etc.)
  • Produce, manipulate, update and/or review financial underwriting models in MS Excel
  • Conduct market research and use third party data sources to evaluate comparables (rent, operating expenses, sales prices, etc.) to determine the reasonableness of financial projections
  • Assist with the due diligence of new acquisitions by analyzing financial statements, rent rolls, lease files, balance sheets, utility bills, etc. and coordinate third parties
  • Assist with procuring acquisition financing for new investment opportunities (bridge loan, agency, etc.)
  • Maintain, track and update acquisitions database and transaction pipeline
  • Download / summarize offering memorandums and related deal offering materials
  • Research and track real estate market performance and metrics
  • Assist in the preparation of internal and external presentations on prospective investments and provide follow-up information on questions raised by company principal(s)/management and potential investor(s)
  • Work closely with the team members and third parties to manage timelines and close transactions
  • Ad hoc asset management and operations projects should be expected

Qualifications

 

  • Bachelor’s degree required in Economics, Accounting, Finance, Real Estate, or related field
  • 1-2 years of analytical work at a real estate investment firm is preferred
  • Experience in multifamily investing and modeling is preferred
  • Strong written and verbal communication skills with experience presenting information in an organized manner
  • Proficiency in Excel (specifically cash flow modeling), Word and PowerPoint.  An Excel test will be given as part of the interview process, and it will focus on ability to organize, summarize, analyze, format, and create a print-ready deliverable
  • Pride in delivering a thorough and accurate work product
  • Capacity to work both independently and as part of a team comprised of local and remote colleagues
  • Ability to represent the firm and maintain professionalism in all interactions internally and externally
