Job Description
Role Overview:
The Asset Manager is responsible for maximizing asset value and minimizing risk within AIC’s Investment Funds. The role involves overseeing tenant performance and lease compliance, identifying value-add opportunities, building strong tenant relationships, budgeting, and maintaining visibility in the local real estate communities where the properties are located.
The Asset Manager will report to the Director of Asset Management.
The ideal candidate will have 2-3 years of experience managing commercial industrial properties and will be eager to grow within a dynamic team environment.
Key Responsibilities:
- Develop and maintain strong relationships with tenant partners
- Promote and implement operational efficiencies across assets
- Oversee Tenant Improvement projects, including contractor management
- Create and manage annual property budgets, business plans, capital budgets and leasing forecasts
- Conduct annual site visits and coordinate timely deferred maintenance repairs with tenants
- Identify and negotiate value-add opportunities and/or lease extension strategies
- Monitor and enhance the financial performance of assets within the funds
- Build and maintain relationships with key market participants, real estate decision-makers, and leasing brokers
- Assist in the development and execution of property sale strategies
- Provide due diligence support to the Acquisition Team
Requirements:

- Effective planning skills and prioritization skills to meet deadlines
- Ability to collaborate effectively in a team and work independently when required
- Proven ability to manage multiple assignments and prioritize tasks efficiently
- Commitment to ongoing education to stay current with industry standards
- 2-3 years experience in managing commercial properties, particularly in the industrial sector
Education
- Bachelor’s degree in a related field
- CCIM curriculum a plus
Other Work Requirements
- Willingness to travel as needed, typically 2-3 days per month
