Job Description

Position Summary:
Responsible for all land acquisition and new market expansion for industrial and multifamily opportunities in Texas, North Carolina, and various markets of interest. Responsible for all aspects of development to include project feasibility and initial underwriting, site planning, acquisition, due diligence, entitlement work, design, dispositions, and coordination with development operations personnel. Responsible for working with Austin leadership to lease and/or sell all new developments.
Qualifications:
· Education Background: Bachelor’s degree in finance, real estate, or economics
· Skills: Strategic underwriting; Modeling multi-tier waterfalls, sensitivity analysis, and sophisticated debt/equity structures; very competent using Excel and AI
· Ability to cultivate strategic relationships/partnerships to grow the platform in new regions/markets
· Expert knowledge and ability to execute full-life cycle deal execution
· Entrepreneur Attitude: Takes ownership and can manage workload & others with minimal supervision required
Primary Functions:
Project Acquisition and New Market Expansion
· Coordinate with Partners and CEO to strategize target markets and opportunities
· Lead new market expansion efforts
· Complete due diligence on new markets through direct investigation, research, networking, and market tours
· Source new development opportunities through site selection efforts, some travel required
· Build dynamic models that justify acquisitions and review all technical due diligence required to move from raw land to vertical development
· Create debt memos and investment memos for investment committee approval
· Coordinate and manage relationships with brokers and landowners on new and existing holdings to properly market and procure opportunities
· Identify and evaluate industrial and multifamily land opportunities in Texas, North Carolina, and other strategic markets
· Work with key service providers such as site planners, architects, and civil engineers to provide site planning as well as General Contractors to provide outline specifications and budget pricing
· Underwrite and present all new acquisition opportunities to Titan management
Development and Project Management
· Consult with city personnel on issues such as transportation, roadways, development agreements, entitlement processes, and other utility issues affecting projects
· Coordinate with consultants on the design and permit process of assigned projects: applying for, managing, and receiving all project entitlements such as development agreements, masterplans, studies, zoning, plating, and approvals in conjunction with municipalities, providers, utilities, and districts
· Assist with legal documents associated with dispositions, acquisitions, and closings such as easement agreements, access, CCRs, HOAs, agricultural leases and title commitments
· Coordinate with city entities and departments to facilitate/negotiate the development agreements, performance agreements, permits and entitlement process
Leasing & Dispositions
· Respond to all incoming LOI’s and RFP’s
· Work with general contractors to determine costs and feasibility of tenant improvements and site plan creation/modification to meet tenant demands
· Coordinate with brokers to draft Offers to Purchase and Offers to Lease to prospective buyers and tenants
· Underwrite potential disposition and leasing opportunities for leadership review and approval
· Monitor leasing and disposition activity within markets of interest
