Commercial Real Estate Development Strategist/Consultant
Retail and hospitality/entertainment
Owners of significant commercial development in the Universal City adjacent area offer a unique opportunity for a deeply experienced consultant/contractor to bring a fresh vision and comprehensive plan for the future uses of this heavily traveled, highly successful retail location.
- Working with owners and other professionals, develop a plan for potential usage and design concepts to shape the future of the asset.
- Review and consider current uses, leaseholder obligations and opportunities and local demographics.
- Work with architects, land planning experts, appraisers, surveyors, “green” consultants, general contractors, attorneys and building end-users, as needed.
- Prepare project feasibility analysis and makes recommendations to ownership for advancing projects.
- Evaluate zoning and other local government entitlements required for development.
- Prepare performance projections that include predevelopment budget, development budget, construction cost, operating budget, long-term cash flow and project timeline.
- Review architectural drawings, specifications and potential construction costs.
- Review and negotiate terms and conditions for various development-related agreements with project attorneys, architect and general contractor contracts, other contractor/consultant contracts, financing documents, etc.

- Serves as primary point of contact for development projects with ownership, city, agencies, community organizations, political officials and current lease holders.
Requires a wide range of experience with similar projects, professional connections and the ability to execute ideas. Must have strong background in creating and negotiating lease terms and conditions in a retail environment. Needed are strategic thinking skills broader than financial analysis and deal-making. The ideal individual will understand the whole process and possess a combination of financial acumen, urban planning expertise, exceptional communication, negotiation, and conceptual thinking.
