Primary Responsibilities:

Responsible for executing on OUR CLIENT’s pipeline of self-storage development opportunities on the West Coast, including projects in Seattle, Portland, the San Francisco Bay Area, Los Angeles, and San Diego.  The position will report to the Vice President of Development and is responsible for the due diligence, entitlement, design, permitting, and construction of multiple projects concurrently (including ground-up multi-story development and redevelopment projects), and ensuring projects are delivered on-time and on-budget.


Essential Functions:

  • Coordinate with acquisitions team to solicit proposals and schedule due diligence investigations.
  • Onboard and manage project consultant teams to design, entitle and permit projects.
  • Coordinate and participate in project concept meetings with municipal officials as well as senior staff in city planning, building and safety, and public works departments.
  • Create and execute upon the project entitlement work plan, including identifying key stakeholders, entitlements necessary, technical studies, CEQA (if applicable), and overall strategy to secure approvals.
  • Review and approve construction plans, checking for coordination issues, constructability, lack of detail, missing items, compatibility with site layout & conditions, etc.
  • Responsible for the overall management of development projects (e.g. resources, schedules, etc.) to ensure complete solution is delivered safely, on time and within budget.
  • Enforcement of Owners requirements for development from all parties including property owners, tenants, contractors and consultants, including attendance at weekly OAC meetings.
  • Source and negotiate construction and consultant contracts with general contractors and project consultants.
  • Work with VP of Development in preparation and management of construction budgets and schedules - including "conceptual estimates" on proposed investment projects. Update items for lessons learned from change orders, communication with GC’s on cost of materials, etc.
  • Review and track monthly draw packages from contractors for applicability and correctness and work with lender’s construction consultant, asset management and accounting department to ensure funding.
  • Manage all project documentation to include contract administration, RFI coordination, internal reporting, etc.

Job Requirements:

  • 5+ years of experience in commercial real estate development including entitlement, permitting, and/or construction in California.
  • Track record of development projects successfully delivered within budget
  • High degree of proficiency in the Microsoft Office Suite
  • Track record of excellent work product and attention to detail
  • Ability to work independently, and as part of a team, in a demanding, fast-paced environment
  • Strong analytical and problem-solving skills with the ability to anticipate issues and provide solutions and recommendations
  • Demonstrated ability to effectively and concisely communicate to all levels of the organization
  • Ability to travel up to 50%

Salary: $160k + plus performance bonus
